Luxury home buyers are a different breed. I would suggest that you join a brokerage with a reputation for premier properties, then plan to advertise in glossy magazines, like The Robb Report, The Dupont Registry, The Wall Street Journal, and your local glossy magazine (';Naples Ilustrated'; or ';Sarasota Magazine'; come to mind).





Also, do some volunteer time and attend fund raisers for local charities. You'll meet potential customers and give back to your community - a win win.





If you are going to do a flyer, go to a printer or vendor who specializes in this kind of thing and pay for color glossies. You need to look high end if you are going to work in that price range. If you don't have any listings of your own, include pictures of various Country Clubhouses (with their permission), golf courses, local amenities (like a beach or lake), high end restaurants in the neighborhood (with their permission), etc.





Include your own picture, dressed professionally.





Ultimately, the easiest way to get into this market is to meet people in this market - flyers and ads will only do so much. So get out there and volunteer your time, attend fund raisers, meet and greet.

You can farm by getting a farming list, a title company that you have a good relationship with should be able to help. Once you have the farming list, send a flyer. Next month or two, send a post card. Then something different. Sending the same thing over and over will end up in the garbage without even being read. Your goal is name recognition.
