Anyways I currently earn $ 70,000 per year. 5 and a half years ago when I started I made $ 45,000 for the first 3 years and was able to save $ 110,000.00 and for the past 2 years I have been earning $ 25,000 more per year so thats $ 70,000 per year now, probably as much as I will make with this company. I have for the past 2 years maged to save $ 120,000 so $ 230,000 total, and I see a house I like priced at $ 589,000 in a exclusive gated community. My credit is good. So if I put down 25 %, with my salary, and credit could I buyI am going to soon purchase my first home, and want a luxury home, could I get it like this. Please respond?

I am trying to redecorate my living room with a modern luxury theme. I will be reupholstering my sofa but I'm not sure if I should use a print or solid. For a betta, I'm keeping 1 male. I have over 500 bucks. Think I should get a total cost of 450 around for a fish tank for a betta, 16 galloner, or think betta will be scared with all the space and should get a smaller tank. Thanks!

You just need to choose tankmates wisely...no other betta, nothing too aggressive, nothing with long, flowing fins, and no gourami. However, keeping a betta in a community tank with appropriate fish is just fine. Besides, a 16 gallon really isn't that big anyway.Luxury home... or is it?

Albino Cory's do very well with male beta, and are fast enough to get away if the beta were to ever try and snap at him. Snails are also good, but some may carry harmful bacteria and diseases for your fish (even pet store ones), so be careful if choosing one for your tank.
The luxury home for a beta would include places to hide, a soft current (Tetra whisper filters are great for this) and a spot that the current does not move the water surface for him to blow bubbles. (Many use a Styrofoam cup, but they have ring feeders that work just as well).
Make sure to put plants and a rock or two, because they do like to become possessive over something (otherwise they seem to lose their minds and run into the glass).
Many people do not know that a beta is more complex than what people think. I would not go out and spend hundreds of dollars on it.
If you do want to spend that kind of money on fish, then get a saltwater aquarium. They are more pleasing to the eye and there are many different kinds of fish that do well in it (like lionfish).
I heard fish grow larger in larger tanks...I'm not sure how accurate that is, but I remember hearing that!

Personally I like the 5 gallon sized Margaret suggested. They've got nice acrylic bowfronts with colored trim that you can match, or contrast with your betta's colors for around $40. You can buy some matching gravel, some plants or other decorations, and a heater. The tank comes with a light, filter, and sample sizes of water conditioner and flake food (buy some regular betta food though!).

He would be equally comfortable there as in a 125 gallon tank alone. As far as anyone can say when a fish is comfortable that is. So buy a great 10 gallon set up with all the bells and whistles for the betta and use the rest for a nice 30 gallon community tank.

I live in Central California...a great area since we really aren't affected by all the things you are asking about...there have been a few Wild-Fires that we have been slightly hit with the smoke making its way toward us...but none of the fires are close enough to cause any ';real'; damage...we don't get mud-slides since most of our homes are not perched on hills...every now and then we get a Trembler...but so far so good...the last BIG quake we FELT was centered in San Francisco 100 miles away in 1987...so I would say look in Central California.I would like to purchase a Luxury home in CA.?

There were twin girls with cancer and werent able to live at home because of the unclean air. (they lived in a run-down trailer) they were given a new home with air filters, etc. so they could live a close-to-normal life.
If i understood right, they were give something like 10,000 dollars, a new car, all hospital bills paid, free groceries and gas from heb for a year, and some or all of their taxes paid.

Is it a good time to begin building new luxury homes in South Florida yet?
Homes are getting a bit tougher to sell here in Canada now, seems like people are getting a bit picky in their purchases so sales are slowing due to unrealistic demands from builders on price consessions. So I'm seeking to go and build in other areas. With the weather about to turn colder with the coming of winter, I am looking to the warmer climates of the South, particularly the booming retirement communities like Cape Coral or Port Charlotte as retirees alway love Florida and I think that these areas could be a great boom to my business. But I don't know what the current housing conditions are like down there right now so I'm asking those who know:
What is the housing market like in the Cape Coral / Port Charlotte areas (or other areas of South Florida). I only have information from about 3 years ago (sales brochures) and from them I am just itching to rush down there and start developing! It looks like a Gold Rush of wealth in that area. Are things still supper-hot in these communities?
I heard from one fellow that things have begun to slow down a bit, that the sales market is still healthy and growing but that it takes a bit more effort and he expects sales to be back to record highs in just a few months. If sales have slowed, then how many weeks do you think it will be before they are back to full throttle? Will it be before Christmas?
I have to line up a lot of credit for land purchases. How are the lenders down there with providing credit to builders? Things are getting a bit tighter here in Canada and I don't see why I'm being squeezed so much, so I want to go to U.S. lenders instead. Our inventory level on existing homes is about eleven months and builders are literally walking away from unfinished developments . . . you literally can't give away a home in parts of south Florida right now (carrying costs are high).
My husband works in finance and I can name two Fourtune 10 (not 500, but top 10) companies who can't get financing to meet payroll. It's just not the same game anymore . . .

Florida does have areas that have made real estate progress within in the last few years, but as it stands right now, it is next to impossible to get credit for a car let alone real estate. I live around the Tampa Bay area and you can drive down pretty much any street and you will see a house for sale, if not many for sale.

If you want to cater to the Rich, you need to build where the rich are located. Places like Bend, Oregon, or Aspen, Col. for example.

Home in those neighborhoods ranging from $ 300,000.00 to $ 5,000,000.00 I know not all those people are wealthy some are yound, some older people, my English 4 teacher drives a 2004 lexus rx suv and resides in a gated community in a $ 400,000 plus homes with her husband. How are people able to afford homes like this? I would really like to know.How are some people who own luxury homes able to afford them/?

It really has to do with how long you've been a homeowner, and what market you've come from.
I hope no one misreads this as bravado or bragging.. I'm just trying to illustrate a point. It's possible to own an expensive house and an expensive car, as long as you are smart about the purchases, and save for them.
I lived in NYC for 30 years. My first house cost $35,000 in 1978. I sold it for $400,000 in 1995. I bought a house in NJ for $400,000, and sold that in 2004 for $800,000. My $1M house I own now has NO mortgage on it. Although the taxes are numbing ($12,000 a year), I dont have any other debt for my home. I also have owned 1-2 year old high end vehicles (BMWs and Lexus) after the biggest depreciation is already out of them. So I pay for a BMW (as a certified pre-owned) what someone pays for a new Buick, only my car wont depreciate as fast. I do a reverse car loan too. I save the money I would have to pay on a car loan BEFORE I buy a new car, so I have no car loan when I buy it. And I only buy it when I need it and can afford it.
Now my son just bought a house in Charlotte, NC. He and his wife saved every penny they could for three years to afford a down payment, and they were lucky to get in at a time the builders were looking for help, so they got a great deal. They bought a $350K home with 20% down. How many people do that these days?
So it's silly to BLAME success as being only the child of a couple of professions, illegal activities or inheritance. There is a lot to be said for saving, living within your means, timing, and a bit of good luck.

If you bought a small house for not much money and lived their for quite a while, then sold when the market was great, you may have had a few hundred thousand to put down on your next home. Thus making your mortgage on the big house much less.
Do you live in Michigan? Our teachers make GREAT money and many bought into the subprime mortgages. Rest assured many will be losing those big houses soon.
I wouldn't even want the tax bill or the insurance bill or the heat bill for one of those McMansions. I enjoy my money and don't need a fancy car or house to make me feel good about my self. My ego is not tied up in materialistic things.

During the interview with a (Japenese???) real estate mogul, he is renting the houses for $150/month to familes he picked from shelters (he said he tried to pick families with a lot of children). I think that he is setting a wonderful example of what people with more money than they know what to do with should do, and that is help there fellow human beings without giving them a ';free ride';. These families still have the responsibility of paying rent, but won't have to worry about a safe place to live with their children (roaches, unsafe houses, etc), and maybe it will give them incentive to do something to live better in the long run. Many people are poor stay poor because they don't know how to get out of that rut. I just hope and pray that he chose families that WANT a way out. We are looking and helping a friend with house-hunting.
We recently came across a house that is listed for $500K. It was originally $560K. The bank owns it. The house needs some work, appliances, etc. How low can you make an offer considering it needs around $50K of work done? If comparable properties have sold over a half million dollars, this house sounds like a good deal. If it needs $50K worth of of work, your friends will be into this place for about $550K, assuming they offer full price.
You MIGHT advise them to start somewhat lower, but it sounds like a decent deal at asking price.
Check all the comparable sales for the last 3 months. Factor in the rehab costs and offer below that. Just because the home is listed at $500K, it still may not be priced right. Typically most banks will look at offers within 10% of their list price. Most may counter your offer, but you can stand pretty firm to your initial offer and it should work out.

Go to eBay and search Florida Time Shares and you will see what I mean. You will have to compete against all of those; and its not going to be easy. Honestly; I feel like there are better places you can invest in real estate then in Florida, but then again its not my place.
